  If anyone needs an agent for investment properties in the Mt Juliet area, i recommend staying the hell away from Sandy Irby of Benchmark Realty, Mt Juliet. Ms Irby was hired by my buyer, to simply draw up a contract for a property that the buyer and I had already agreed to terms on, as it was his first transaction and he agreed to pay her, i agreed. Ms Kirby then proceeded to showcase her complete and utter incompetence with regards to investment properties, lease agreements, and landlord-tenant law in several email exchanges. Ms Kirby attempted to schedule the closing well beyond what the buyer and i had agreed to, because she thought it would be better if the property was vacant prior to closing so the buyer could inspect it without tenants. When i denied that request, she claimed that her client wouldn't have a valid lease with the current tenants (Completely false; lease agreements, like any contract, are assignable and are transferred & remain in effect when a rental property is sold). She argued that we shouldn't close until after the tenants had vacated because her client would be liable for any damages done by the tenants (yes, welcome to being a landlord). Ms Irby gave this blatantly false information to her client who then decided not to complete the transaction. Ms Irby's gross incompetence cost me $37,000.
